都市居住世帯の住宅需要について, その実態を需要者の社会経済的属性と, 需要される住宅形態との関連において明らかにすることを目的として研究を実施した.1.韓国の都市化過程……1960の都市人口700万人(全人口の28%)が1970には1300万人に急増している. この間の全人口増加25.9%に対して都市人口は85.1%増加で特に後半5年間に急激な都市化が進展した. 1970年代も都市人口の高い上昇率が続き, 1980年代にはやや衰えるものの, 年平均5%の都市人口増加が続いている.2.韓国における住宅賃貸システム……韓国の住宅普及率(全住宅戸数/世帯数)は, 1980年現在, 全国で74.5%, 今回ケーススタディーとしてとりあげた光州市は56.8%である. 韓国では, 低所得層の賃貸住宅は, 台所, トイレ等の施設を共用しながら2〜数世帯が同居することが多い. 賃貸方式は, 傳貰(Chonsei)とよばれる方式とか, SAK月貰(Declining Wolsei)等韓国独特の方式がある. 住宅の質を賃貸方式によって順序づけると, 持ち家, Total傳貰, 一部傳貰, SAK月貰, 月貰の順になる.3.住宅の潜在的需要……住宅購入を考えている賃貸住宅居住世帯は, 71.8%が1〜2室のTotal傳貰に住む. また, この階層が最も住宅購入意欲が高い. 移転の理由は, 賃貸住宅間の移転希望世帯では, (1)家賃の値上げ, (2)職場の理由, 住宅購入希望世帯では, (1)住宅サービスの向上, 周辺環境の質の向上, (2)職場の理由, (3)家族規模の変化, となっている.4.住宅移転のパターン……住宅の移転は, 質の低い住宅から高い住宅へ行われる場合が多く(38%), 同じタイプ間(53.2%)でも質の向上は図られている. 移転のサイクルは, 月貰が最も短かく, 1年あたり約半数が移転を経験している. また, 最終的に持ち家を手に入れるまでに, 平均約10年を要している.
