Generation of Owner-occupied Houses and it's Influence on Dwelling-Environment after the Introduction of Market Economy in China

在中国，自新中国成立以来，住房由政府提供，作为社会福利政策的一部分。但从上世纪80年代S引入市场经济后，开发商开始着手供应商品住宅。近年来，随着国家“住宅商品化”政策的实施，商品房开发数量大幅增加。本文分析了引入市场经济后中国的住房所有权的产生过程及其对居住环境的影响。本文对大连市的住房政策、发展趋势和商品住宅的现状进行了个案研究，结果从以下几个角度进行了整理：1)产权制度的变化过程，2)商品住宅和市场的状况，3)大连市的城市结构和商品住宅的布局，4)商品住宅设计方法的变化过程，5)居住环境管理制度的建立，6)骨架填充开发方法的应用，7)现代中式室内设计，8)中国城市家庭的生活方式。

In China, residences were provided by the government as part of social welfare policy, since the People's Republic of China was founded. But From the 1980's following the introduction of the market economy, developers set about supply of commercial residences. And the number of commercial residence developments has increased greatly in recent years, particularly as a result of the government's "Commercialization of residence" policy.This study analyzes the process of generation of house ownership in China and it's influence on dwelling-environment after market economy was introduced. We carried out a case study on Dalian city about the local housing policy, the trend of developments and the actual condition of dwelling in commercial residences.The result was organized from such view points ; 1) the changing process of the system on property, 2) the situation of commercial residences and markets, 3) the urban structure of Dalian and the distribution of commercial residences, 4) the changing process of the design methods on commercial residences, 5) the establishment of the management system of dwelling-environments, 6) the application of skeleton-infill development methods, 7) the modern Chinese style of interior design, 8) the lifestyle of Chinese urban families.
