项目摘要

More than thirty years have already passed since the development, the social change between that of the initial new town in our country is very big.It has various problems such as the resident's aging, increase in the vacant house, the narrowness of the residence and decaying at present. And it doesn't allow leaving such conditions just like this.Time to proceed with the proper city renewal is reached.Grasp it about the residence, the center in the neighborhood, the land use, the population movement, and so on in detail from each side about the present condition of the initial new town, and take the fundamental research that it makes use of that result for the future plan.As for the contents of the research, the actual condition of the main change in the present has been traced about the residence, and residential areas (two chapters), the neighborhood center (three chapters) and the land use (four chapters) which are the main items concerned with the renovation planning, from the various records since the construction.And, after it was cleared from the field investigations and the hearing investigation, it was examined about the renovation planning in the present and those execution conditions about a direction to extract a problem and which it should grapple with from now on.Moreover, data on the population movement were used about the phenomenon of the aging in the new town, which is the biggest factor, which a regenerated business should be necessary, and it tried an analysis.The need of the synthetic renovation business plan which makes the whole of the new town the target referring to a result of investigation in England which is an advanced case again, a consideration in the applicable direction of renovation method by each new town, each residential section district and each company and, so on were done.
我国新城开发至今已经三十多年了,社会变迁与初期相比很大,目前存在着居民老龄化、空置房增多、住宅狭小化、衰败化等各种问题。而这样的状况是不允许就这样离开的。到了进行适当的城市更新的时候了。从各个方面详细掌握初期新城的现状,包括住宅、邻里中心、土地利用、人口流动等,并将其成果应用于未来规划的基础性研究。至于研究内容,对目前主要变化的实际状况进行了追溯,主要是关于居住地、居住区(二章)邻里中心(三章)和土地利用(四章)从修建以来的各种记载中,归纳出与修缮规划有关的主要事项。从实地调查和听证会调查中清理出来后,对目前的改造规划和执行情况进行了审查,提出了今后应该努力解决的问题。此外,对于新市镇的老龄化现象,这是最大的因素,再次参照英国的先进案例调查结果,对以整个新城为目标的综合改造商业计划的必要性进行了分析,并对各个新城、各个住宅小区、各个公司的改造方法的适用方向等进行了思考。
