(1)人口、世帯数、年令別人口、一期間内の転入転出人口、国人混住率等について、メッシュデータ分析を行った。さらに、老年化指数、年少人口指数、転入転出化傾向のデータ加工を行った。(2)開発キャパシティの把握・・・容積率、容積未消化率、街区形態特性などをメッシュ単位でマッピングし、開発キャパシティに関する地域特性の評価の方法を検討した。(3)空間構造の把握・・・インフラの充足度、道路密度、密集度等についてのメッシュデータ分析を行い、これをマッピングするとともに、空間構造に関する地域特性の類型化を行った。(4)住宅ストックの把握・・・住宅全数、持ち家率、公共住宅率等についてメッシュデータ分析を行い、人的属性等との擦り合わせを行い、これをマッピングするとともに、住宅ストック構造に関する類型化を行った。(5)建築フローの動向の把握・・・建築確認申請と新設住宅着工統計データとを用いて、新規建築活動に占める住宅の割合と住宅の種類を分析した。(6)経済活動・事業所立地動向の把握・・・事業所の数、規模、業種ごとにその増減パターンを分析し、これをマッピングするとともに、経済活動に関する地域特性の類型化を行った。(7)行政施策の有無の把握・・・主要な行政施策をメッシュごとにプロットした。(8)各項目ごとのCBM化・・・上記の分析・検討結果のCBMを構築した。(9)全体のCBM化・・・各項目ごとのCBMを総合し、全体モデルとしてのCBMを構築した。(10)地域居住環境像のパターン化(ゾーニングの設定)・・・CBMにより、地域ごとの居住環境特性を明らかにし、これをカテゴライズし、マッピングした。(11)モザイク模様の居住環境政策モデルの作成・・・パターン化された居住環境像(ゾーニング)に対応する施策モデルを作成し、住宅政策の体系化のあり方を提示した。
