项目摘要

本研究は個人の住宅管理の適正化に向けた支援のあり方を検討することを目的としたものであり,今年度の主たる研究成果は以下のとおりである。1.戸建住宅の居住者と住宅関連業者との継続関係昨年度に量的な実態把握を行った居住者と住宅関連業者との継続関係の実態を,本年度は居住者に対するヒアリング調査により詳細に明らかにした。特にリフォーム工事の際の業者の選定やその後の継続関係については,信頼理論を引用し考察を行った。そして,選定や継続関係が維持される誘因には,人脈を共有すること,継続関係が維持することにより強化される利点,居住者の価値観があることを示した。また,量的調査では確認されなかった地区別の特性についても明らかにした。それらの結果を元に,住宅管理の適正化への方向性として,住宅管理における継続性の活用,第三者による監視効果の活用,地域性の活用をあげた。2.個人の住宅管理を支援する市民活動団体の取組み昨年度は活動や組織の概要を明らかにした市民活動団体について,本年度は個別の活動実績等を分析することにより,その活動の特性を探った。高齢者・障害者の自宅に訪問し大工工事や労働力の提供を行う市民活動団体Tにおける6年間の活動実績の分析により,高齢者・障害者世帯に比較的小規模な作業への支援が必要とされていること,市民活動団体Tでは民間企業と行政ができないことをするという立場が徹底されていることや作業を円滑に実施するための内部規定が必要とされていることなどを示した。
