Only the top 10% of commercial buildings pursue green building certification or labelling programs and often invest a 10% cost premium to do so. These programs often only address particular aspects of green building such as health and wellness for the WELL Building Standard, or energy use for Net-Zero certification. Ideally, a building would pursue multiple programs to address all aspects of sustainability in a holistic program, but this becomes cost-prohibitive and complicated when weighing unique requirements, code compliance, and other regulations. Alberta Property Management Services Inc. (APMS) wants to develop a deep green prototype mid-rise office commercial building. Working with the Southern Alberta Institute of Technology (SAIT), Green Building Technology (GBT) applied research group, APMS will combine impactful strategies from three well-known green building certification programs (LEED, WELL, Net-Zero) with innovative emerging technologies to create a unique, holistic program for design, construction and operation of a truly deep green commercial building at an accessible cost. APMS will develop a pandemic/critical event preparedness plan through analysis of design, construction and operational considerations of the three green building certifications and emerging technologies and develop the critical processes and strategies to meet new demand requirements around healthy, adaptable and resilient buildings.
