项目摘要

【統計調査】非営利住宅の現状と変遷の把握22年度の現地調査にて入手した新たな統計資料およびインターネット統計と併せて実施。(23年3月に論文投稿)(1)デンマークの非営利住宅は現在も増加傾向にあり、約2割である。(2)その規定要因としては、財政指標に比べ社会指標の影響が強く、個別には「持家率(負の相関)」「片親児童率」などが高い。市町村合併により特性が薄れて(相関係数が下がって)いる。(3)各指標の地域分布をみると、全体として首都圏とユラン半島に差がみられる。(4)非営利住宅率組織数は南部に多く、管理法人は二大都市およびユラン半島の広範囲に広がっている。(5)管理法人の展開形態をみると、大規模法人は「全国展開型」「南部展開型」「首都圏展開型」に分けられ、それぞれ地域分布を補完し合っている。(6)コミューン別の自主管理組織と関与管理法人を類型化した結果、総じて首都圏において法人系統が強く、ユラン半島では自主管理系統が強い。(7)人口が多く、非営利住宅率が高く、自主管理組織や管理法人の関与数が多いコミューンに古い建物が多い。【現地調査】22年5月隣国ドイツにおける社会住宅および長寿命マンションの視察類似した社会住宅においても、居住者主体で長期的にマンション管理が行われていることがわかった。【日本での可能性調査】国内の先進事例(高経年マンション、コレクティブハウス、実験住宅)及び供給主体として、「NPO法人集合住宅維持管理機構」において視察・ヒアリング。今後の展開可能性については、まとめには至らなかったが、現在も継続して調査中である。本年度は、昨年度入手した資料の翻訳作業および上記の視察・ヒアリングの成果により、主に論文のまとめ作業に従事した。
